Treasure at Tampines Review

This is my review for Treasure at Tampines. Treasure at Tampines is a 99-year leasehold project by property developer Sim Lian Group launched in 2019. It is the largest condominium in Singapore with 2,203 units. Treasure at Tampines condo is located along Tampines Street 11 on the site that the former Tampines Court HUDC is sited.

Sim Lian Group Limited has been developing homes for families in Singapore for more than four decades.

The Group is recognised as an established property development and construction company with a broad portfolio of residential, commercial, industrial, retail, and mixed-use developments, built on the core foundations of prime location, quality workmanship and efficient space planning.  The Group continues to build a property investment portfolio of commercial and investment grade shopping centres in the region.

Treasure At Tampines

Tampines is a popular town, but there are not many condominiums in Tampines until 2010 when Waterview was launched. Subsequently, there are more condominiums that were launched along Tampines Avenue 1, namely Q Bay Residences, The Santorini, Alps Residences, and The Tapestry. All these projected are well sought-after by property buyers.

The executive condominiums (ECs) such as The Arc at Tampines, The Tampines Trilliant, and CityLife @ Tampines were all fully sold. Due to the popularity of Tampines town and scarcity of new units in the location, Sim Lian Group was willing to pay a hefty price of $970 million for the collective sale of Tampines Court back in August 2017.

Treasure at Tampines Details

This new launch at Treasure at Tampines comprises of 2,203 units over a sprawling 648,889 sqft of land, this project comes with an amazing 128 condominium facilities. The maintenance fee will also be at a minimal, giving huge value to the residents.

With 29 blocks of 12 storey, the development boasts a variety of unit types and sizes. It ranges from 1 bedroom to 5 bedroom units, with varying floorplan layouts. There are also various facings to choose, from unblocked views and swimming pool views.

Treasure at Tampines is expected to be the most affordable new condo in 2019 and due to the realistic pricing by the developer, it is the ideal choice for investment for the potential buyers.

Treasure at Tampines Location

Located at Tampines Street 11, the project is with 3 minutes’ walk to the famous Tampines round market and food centre. The location is served by two MRT lines namely the East-West MRT Line and Downtown MRT Line. The project is located in the middle of Tampines MRT station, Simei MRT station, and Tampines West MRT station.

Tampines MRT station is not very near, it is about 15-20 minutes’ walk away, about 6 minutes’ drive away. Simei MRT station is slightly near, it takes about 12-15mins to walk there.

Tampines Mall

Besides MRT stations, within walking distance to Treasure at Tampines are major shopping malls like Tampines Mall, Century Square, Tampines One which is near located near to Tampines MRT station. East Point Mall at Simei is also within 12-15 minutes’ walk away. This makes the project very close to amenities and eateries. Within these malls, you will find some of the biggest retail brands, supermarkets, restaurants, and even movie theatres.

Besides these shopping malls, One @ Changi City and Jewel Changi Airport is also within few minutes’ drive away.

In terms of connectivity to other parts of Singapore, the future residents of Treasure at Tampines condo can access the Pan Island Expressway easily, this allows them to head eastwards to Changi Airport or westwards to the city in no time at all.

There are also many primary schools within one kilometre of Treasure at Tampines. These schools are Angsana Primary School, Tampines Primary School, Junyuan Primary School, Yumin Primary School, Chongzheng Primary School, and Changkat Primary School.

This project comes with an amazing 128 condominium facilities, the main highlights is the 11 swimming pools spread around the compound including an Onsen pool. There are 2 children playgrounds to cater to fun activities like trampoline courtyard, rock climbing wall, skating lane, and more. There is a Fitness Garden for adults and Wellness Corner for senior citizens.

Within the clubhouse, there are 9 function rooms of various capacities, including reading lounge, dance studio, game studio, co-working spaces. The gym is also one of the largest for a condominium and it opens 24 hours, which can be accessed via smart facilities access card.

There are 8 electric car charging lots for car owners to charge their cars and 320 bicycle lots for residents to park their bicycles.

Treasure at Tampines condo comprises of 2,203 residential units in total, ranging from 1-bedroom units (463 sq ft) to 5-bedroom units (1,722 sq ft). It is expected to TOP by 31 December 2023. Here are the floor plans of the different layouts.

Is Treasure at Tampines A Good Buy?

My thought about Treasure at Tampines by Sim Liam Group is that it has more than 2,200 units hence due to economics of scale, the maintenance fee is expected to be relatively low. And with the vast numbers of facilities, this is definitely a plus point for this project. It is also located right next to amenities like a wet market, food centre, and HDB shops.

The possible bad point is Treasure at Tampines has so many units, this will definitely cause traffic congestion in the location in the future. Moreover, the development is not exactly near any MRT station. The walk to MRT station is not sheltered. The project’s façade is rather disappointing and with more than 2000 units in this development, it does not have the private condominium feel.
