Is Kopar At Newton A Good Buy?

Being located at a centralised and convienient location, which is just next to a MRT station, this project will be highly sought after by families and couples with children as well as investors who are looking rent out their investment property. The price in this location are generally on the higher spectrum, however, due to the lower than expected bidding price by the developer, at about $1,192 psf ppr. This is slightly lower compared to other nearby land which other developers have purchased.

The plot of land that The Atelier sits on was formerly known as Makeway View at Makeway Avenue. Bukit Sembawang Estates Limited successfully acquired The Atelier through an en bloc sale for $168 million. The land cost of this freehold land works out to $1,626 psf ppr, inclusive of development charges amounting to $21.26 million.

Another plot of land nearby that the Pullman Residence condo sits on, which was previously occupied by Dunearn Gardens, was bought over by EL Development in April 2018 for $468 million aslo through an en bloc sale. The sale price, together with the development charge payable of about $43.6 million, works out to a land cost of around $1,914 psf ppr.

Comparing to these 2 developement, with the lower bid cost, the sale price of Kopar At Newton range from $2.200 to $2,400 per square foot. This is considerably lower than the launching price of other properties within the vicinity. No other property located in such a prime location will have a launch price that low.

Besides the pricing, the occupancy rate of the condos at Newton vicinity is also high, due to the popularity of the location being close proximity to amenities and transportation.

Based on URA masterplan , connectivity of the location is set to improved and with the opening of the MRT Thomson East Coast Line, there are definitely rooms for property prices to grow in the future for this location.
