Fourth Avenue Residences is a new launched condo at the heart of Bukit Timah, District 10, by developer Allgreen Properties. It is one of the three sites that Allgreen Properties has purchased during the Enbloc fever.
This development has a 99-year leasehold tenure and is expected to TOP in 2023. Unit mix consists of 1 to 4 bedrooms and penthouses which cater to most buyers with different requirements.
Fourth Avenue Residences is nestled at a highly sought after location in Core Central Region (CCR) of Singapore. It is situated just right next to Sixth Avenue MRT Station (DT7) of the Downtown MRT Line. Fourth Avenue Residences is near to top schools like Nanyang Girls School, Hwa Chong Institution and Methodist Girls’ School.

Allgreen Properties won this plot of land through a government land sale exercise and paid $553 million or $1,540 per square foot per plot ratio (psf ppr) for the site. This was the third site which Allgreen Properties acquired along Bukit Timah Road. It had previously acquired Royalville and Crystal Tower for $477.94 million and $180.65 million respectively through collective sales. The site has an area of 18,532.2 square meters or 199,480.6 square feet. It consists of 476 units and is expected to obtain its Temporary Occupation Permit (T.O.P.) in 2023. There will be 164 1-bedroom units, 38 2-bedroom units, 118 2-bedroom premium units, 64 3-bedroom units, 68 3-bedroom + study units and 24 4-bedroom + study units.

Bukit Timah has always been one of the most prestigous residential precincts in Singapore. It is very well-known for having some of the most luxurious landed homes and high-end condos and apartments within the area.

Besides MRT and Shopping mall, Fourth Avenue Residences is also very near to one of the UNESCO World Heritage sites – the Singapore Botanic Garden, which is just a mere 2 MRT stations away.

Is Fourth Avenue Residences A Good Buy?
Being located in a prime district, and must next to a MRT station is definitely an advantage for this project. Being near to amenities like The Grandstand and also there are many shops just outside of the condo.
Although it is located in Bukit Timah where many good schools are located, it is not within 1km to any primary school, hence this may be a negative point in terms of attracting buyers who are purchasing a property that is close to good Primary Schools.
In term of price, Fourth Avenue Residences is slightly on the high side as the units are sold at average price of $2,390 psf for a 99-leasehold property. Nearby older projects like Fifth Avenue Condominum and Sixth Avenue Residences, which are freehold, are only transacted at average price of $1,8XX psf and $1,6XX psf respectively.
Allgreen Properties is a very reputable developer headed by property tycoon Robert Kuok. It has developed many past projects which include Amber Point, Binjai Crest, Viva among many others. You can be sure that there will be certain standards in term of quality to the development.
